What is an individual lease?
An individual lease is a by-the-bed lease, which means you are only responsible for the bedroom space you are assigned to and have a shared responsibility for common areas with your roommates. This also includes rental installments – so no worrying about if your roommates are late on payments!
What is a rental installment?
Rental installment refers to the contract total price, divided equally 12 times for convenience. Your first installment will be due August 1 and your last installment is due July 1 unless you’ve elected to renew at LOCAL.
Are prices per person or per unit?
Since LOCAL offers individual leasing, all of our prices are on a per-person basis.
Are utilities included?
LOCAL covers water, sewer, trash services, and fiber-speed internet. Residents will split the electricity bill evenly with the roommates. We’ve made utility management simple and hassle-free. Your utility accounts are pre-set up through Conservice, so you don’t have to worry about contacting multiple providers to establish service. You will pay your monthly rent plus your utility charges in one single payment directly to the leasing office.
How close to WashU is LOCAL located?
LOCAL on Delmar is located right off the Centennial Greenway leading directly from WashU’s Danforth campus to the Delmar Loop. Approximately a 10 minute walk from WashU, your trips from home to classes will be a breeze. We are also only a 5 minute drive from Clayton, 12 minutes from Central West End, and 6 minutes from Forest Park.
What local businesses are nearby?
LOCAL is perfectly situated for a walkable lifestyle in the heart of the iconic Delmar Loop, putting you within steps of the area’s best local restaurants, vintage stores, coffee shops, and entertainment. You’ll be able to easily walk to popular spots like Blueberry Hill, famous for its music and food, the legendary record store Vintage Vinyl, the microbrewery Fitz’s Root Beer, the BBQ favorite Salt & Smoke, and the fast-casual spot Brew Bites, among many other vibrant local businesses.
What is the lease term at LOCAL?
The lease term at LOCAL on Delmar is 12 equal installments that is aligned with the WashU academic year for maximum convenience. The term begins on August 19, 2026 and concludes on July 31, 2027.
What types of floor plans are available at LOCAL on Delmar?
We have a wide variety of floor plans, from studios to 3 bedrooms. Everybody will have their personal bedroom and bathroom!
Are the units fully furnished?
LOCAL’s apartments come fully furnished. Each resident will have a full-size bed with a headboard and pillow-top mattress, a four-drawer under-bed dresser, a study desk, and a desk chair. Our floor plans come with common area furniture, including an entertainment stand, mounted 55 inch Smart TV, coffee table with foot rest, sofa, side chair*, and barstools. Larger units may include a sectional couch.
What are the security measures at LOCAL?
LOCAL is a secure access building where resident safety is a top priority. We provide a multi-layered security system, including key fob access required for the building, amenities, apartment doors, and individual bedrooms. For an extra safety measure, we also utilize security cameras strategically placed throughout the community to monitor common areas.
What amenities are available at LOCAL on Delmar?

What is co-living?
Co-living at LOCAL means having a private bedroom+ personal bathroom and access to common areas and amenities at a fraction of the price. You can sign for 1 bedroom in a unit and our team will match you in with similar roommates.
What is roommate matching?
During the application process, you’ll fill out a roommate profile questionnaire which allows us to match you with roommates who have similar interests. Additionally, we’ve programmed with RoomSync, an app allowing you to create a profile so you can swipe on potential roommates.
What parking options are available?
There is a secured parking garage with EV charging stations and standard spots that have controlled access for your peace of mind. Plus, we have onsite bike storage for no extra charge.
How can I schedule a tour at LOCAL on Delmar?
Our temporary leasing office is located at 6513 Delmar Blvd. Drop by during our office hours to tour or schedule an appointment on our website through the contact submission form.
When are rental installment payments due and how do I pay them?
All installment payments are due on the 1st of each month. You have multiple options for payment – ACH, debit/credit, and e-check on the resident portal.
I’m ready to sign my lease at LOCAL – what should I do?
The entire leasing process can be done online through our website by starting an application! Once both the primary and guarantors finish the application, the leasing team will send over the lease for signatures. Alternatively, you can stop by the leasing office to go through the steps in person.
Do I need to wait for my roommate(s) to sign a lease?
No, you do not need to wait for your roommate(s) to sign a lease because we offer individual leases. You can secure your spot now at the current rate, and as long as we still have beds available when your preferred roommate(s) sign, we will place them in your unit.
When is the move in date & do you offer moving services?
Our exclusive white-glove service ensures a seamless transition to WashU. Professional movers will handle all the heavy lifting, allowing you to focus on exploring your new campus and getting settled. Enjoy the convenience of a full day move-in window, August 19th, 2026, and start your WashU adventure on the right foot. Plus, our early move-in date gives you a chance to get involved on campus before classes even begin.
Is renter’s insurance required? Does LOCAL offer renter’s insurance?
Each resident is responsible for having an active liability insurance policy. Typically, you can be covered under your parents’ insurance policies, or you can enroll through the resident portal and add a small fee to your monthly cost to be covered under LOCAL’s policy.
Will there be maintenance on site? How will I submit my work order?
LOCAL will have a maintenance team on site during business hours, and on-call maintenance for after hours needs. To submit a maintenance request, log into the resident portal and click the ‘request maintenance’ button or give us a call in the office and we will submit a request on your behalf.
Is there in-unit laundry?
Yes! All units will have their own full-size washer & dryer.
What is a guarantor and what if I do not have one?
A guarantor is a third party signer who can ensure your payments will be paid in a timely manner. If you don’t have a guarantor, we have alternative options to assist you with having your application approved such as prepaying your last 2 installments upfront or participating in our Guarantor Waiver Program for an additional monthly payment.
I’m an international student – what documentation do I need to provide?
International students will need to provide a copy of their student visa in the application. In lieu of the guarantor requirements, you may opt to prepay your last 2 rental installments of the lease prior to move-in.
Are there housing options that cater to different cultural needs?
We understand students have different needs, and we offer flexible, preferred placement. On the application, you will be asked for your floor and bedroom preferences, as well as any additional information you would like us to know. We will accommodate preferences on a first-come, first-served basis. Ask us about our south-facing units!
